Factory automation specialist targets growth with move to new premises

A Lancashire business that specialises in helping world-leading manufacturers automate their operations is targeting growth after securing new premises in Burnley.

LED Controls – which supplies electric motor controls, building automation and safety products – has secured a five-year lease on a 11,680 sq ft premises at Network 65 Business Park in Burnley.

The company, which has doubled in size since 2019, required larger premises to be able to hold more stock and accommodate its growing team following increased demand from clients.

The company, established in 1997, was advised on the lease by the commercial property team at Harrison Drury.

Richard Allen, managing director of LED Controls, commented: “This move will have a transformational impact on our business because it gives the capacity we need to grow and meet the exacting requirements of our customers.”

“Our manufacturing clients work across a diverse range of sectors, including renewables, food and beverage, and heating and ventilation. They need supply chain certainty and so being able to hold more stock means we can meet their demands quickly.”

Harrison Drury’s advisory team was led by associate solicitor Roberto Bonaminio who provided a range of commercial property advice to support Richard.

“We helped Richard and his team overcome a number of complexities in securing the new lease. Our negotiations helped LED Controls enter into a protected tenancy agreement, giving them security of tenure rights, which will enable them to remain in possession of the premises after the term reaches its natural end, with an option to renew the lease.”

LED controls currently employs 17 members of staff, both full and part time, with plans to recruit two more in the near future.

Commercial property consultants Trevor Dawson assisted on the deal by drawing up the heads of terms.
